What's an MLS, and why does it matter?

MLS is a database of property listings shared by real estate agents in a region. Instead of each agent maintaining their own list, they all contribute to one central MLS. Real estate platforms integrate with MLS to show live, current listings. Without it, they'd rely on stale data or screenshots.

What's RETS?

RETS (Real Estate Transaction Standard) is the standard protocol for accessing MLS data. It's XML-based, somewhat dated, but still the industry standard. Each regional MLS may also offer modern REST APIs, but RETS is the fallback.

How often does MLS data update?

Typically every 15 minutes to 1 hour, depending on the MLS. Your integration should poll or subscribe to updates at that cadence. Expect a 1-2 hour delay between agent listing and your platform showing it.

What are IDX and Platinum feeds?

IDX (Internet Data Exchange) is a feed of MLS listings available to real estate websites. Platinum feeds are higher-tier IDX feeds with more data and faster updates. Typically cost $500-$5000/month depending on features.

Are there compliance rules I need to follow?
